Cut Up Meat Market is a farm-to-table butcher shop that’s been open for about three months, and everything they sell comes from local providers right here in Missouri. While they don’t butcher the meat in-store, they work with a local processing plant in Leeton, so you can be sure the meat is fresh, ethical, and raised humanely. Plus, you’ll know exactly where your food is coming from! But it’s not just meat—this shop has so much more. They’ve got everything from pickles and jams to quail eggs and local specialties. Let’s take a look around and see what they’ve got!   First Up: Meat Sampling! Yes, you heard that right—meat sampling! Let’s dive right in. Cheers to the meat! Oh wow, that’s delicious! I’m a big fan of their sandwich meats, but let’s see what else they’ve got. Check out this fridge—so many exciting things! They’ve got Cherry Chipotle beef sticks, and they sound amazing. Plus, how cute are these quail eggs? Fun fact: three quail eggs equal one chicken egg, so if you ever need a substitute, now you know! They also have shiitake mushrooms, specialty sodas, and lots of fun local treats to explore. One of my personal favorites? The dairy section!   Calling All Dairy Lovers! As soon as we walked in, I was drawn to the dairy section. They have Chateau Milk, which is some of the best milk you can get—delicious flavors and even better quality. If you’re a cheese lover like me, you’ll be thrilled to know they also have cheese curds and fun butters. I seriously need those cheese curds in my life right now! Oh, and don’t forget the ice cream! They carry Ice Cream Factory treats and Chateau cookie ice cream sandwiches, which are dangerously good. If you’re a fan of spicy, they’ve even got jalapeño pecans, and if you’re more into sweet, check out the chocolate pecan caramels. So many yummy choices!   Pies, Jams, and More! One of the coolest things I noticed when we walked in is the pie filling selection. They’ve got everything from pecan pie filling to strawberry-blueberry—all you need to do is grab a pie crust and you’re good to go. But let’s be honest, I’d probably just eat the filling with a spoon… is that legal? I’m also really excited about their jams. They’ve got unique flavors like Lemon Blueberry Moscato Jam and Tropical Viognier Jam. Don’t worry, the alcohol is cooked out, so it’s kid-friendly (hopefully no one gets tipsy from toast!). And let’s not forget the meat sticks—those Cherry Chipotle ones are calling my name!   Time to Check Out! After browsing all the delicious offerings, we’re ready to make our purchases. Today, we’re doing a tour of some stunning properties in the lovely Cayhill neighborhood in Warrensburg. Stick around—you’re in for a treat! Yesterday, I spoke with someone stationed in Germany who’s moving to Warrensburg, and I’m helping her find a cute little bungalow. It’s going to be so much fun, and I’m really excited about it. We’re taking a walk through CayHill, one of Warrensburg’s most sought-after neighborhoods. You might be wondering, what is Cayhill? Well, it’s an incredible community that I love, and yes—it’s the neighborhood where you get full-size candy bars during Halloween! Every year, I take my kids trick-or-treating here because the neighborhood is just that awesome. With its friendly atmosphere, beautiful homes, and fantastic community spirit, it’s no surprise that Cayhill is one of my top 10 neighborhoods to live in.   Today, I’m teaming up with my friend and fellow real estate agent, Hillary, who graciously allowed us to tour some of her homes in Cayhill. So, without further ado, let’s dive in and check out some stunning properties! Welcome to the Helman Lane House! We’re starting off with the Helman Lane house, a gorgeous 4-bedroom, 3-bath home with a spacious 3-car garage. This house is massive, measuring over 3,400 square feet! Like many homes in Cayhill, it’s large and perfect for a family. The current listed price is $479,000, which is pretty standard for homes in this neighborhood. Let’s take a look inside! To your right, you’ll find two bedrooms with soaring ceilings and huge windows that let in so much natural light. These rooms would be perfect for a home office or a nursery—you could easily picture yourself rocking a baby while enjoying the beautiful view outside. There’s also a shared full bath, and I love how thoughtful the layout is, with tall windows making the space feel open and airy. Next, we’re checking out the master suite. It’s spacious, with high ceilings and a walk-in closet that’s perfect for all your storage needs. The master bathroom is luxurious, featuring a soaking tub, shower, and plenty of natural light thanks to a nearby window. If it were me, I’d probably frost the glass for a little extra privacy, but it’s a lovely setup! Heading downstairs, we find a fantastic wet bar and even more living space. The lower level walks out to a screened-in porch—one of my absolute favorite features! I adore a good screened porch, and this one is perfect for sipping a cocktail while enjoying the outdoors, bug-free. Cayhill is a neighborhood full of families, and the backyard reflects that—plenty of space for kids to run around and play. One thing to note: Cayhill has uniform fence restrictions, so you’ll see a lot of black metal fencing, which gives the neighborhood a clean, cohesive look. On to the Next Home! Our second stop is another stunning Cayhill property with a grand entrance that immediately catches your eye. The staircase is elegant, and the high ceilings make the home feel incredibly spacious and regal. To the right is the dining room, which is beautifully designed and filled with natural light. The kitchen is a dream with floor-to-ceiling cabinets and pull-out drawers (my favorite!). While the granite is gorgeous, I’d probably update the backsplash to something lighter, but that’s just personal preference. The master bedroom is located on the ground floor. It’s not huge, but it’s cozy and functional with a walk-in closet and a large en suite bathroom. The bathroom includes a soaking tub, separate shower, and a private toilet area—something you’ll definitely appreciate after marriage! Upstairs, there’s a mix of adorable bedrooms and bonus spaces, perfect for kids or guests. One room even has a charming little Harry Potter-style nook that could double as a reading space or a hidden play area for kids. What Makes Cayhill So Special? After touring these two homes, it’s clear that Cayhill is an incredible neighborhood with so much to offer. The homes are spacious, full of character, and perfect for families who want room to grow. The best part of living in Cayhill is the community—you’re not just buying a house; you’re buying into a lifestyle. From block parties to full-size candy bars on Halloween, there’s always something fun happening in the neighborhood. While some of the homes may need a little updating (a fresh coat of paint or new flooring here and there), the great bones and layout of the houses make them the perfect canvas for your personal touch. Today, we’re going to talk to the owners and get a tour of the store! I’m here with Terry, the owner and operator of Magnolia Mercantile in Warrensburg, Missouri. Terry, first of all, your store is absolutely amazing. I love it so much! Terry: “Thank you! We’re so excited about it. We wanted to create a space where people can shop, relax, and enjoy themselves. It’s more than just a place to buy things—it’s an experience. We looked at other towns around Kansas and Missouri, but we chose Warrensburg because it felt right. With Whiteman Air Force Base nearby and a vibrant local community, we felt there was room for something different here.” Me: “You definitely succeeded! The wine bar and cheeseboards are such a unique touch. My husband and I came here recently, had some wine, and just wandered around—it felt like a perfect date night!” Terry: “That’s exactly what we were going for! We wanted to create a space where people could not only shop but also stay, have fun, and feel comfortable. We have wine flights, glasses, and bottles available, so whatever you’re in the mood for, we’ve got it.” Me: “That’s so smart! If you had to pick one or two of your favorite things in the store, what would they be?” Terry: “Oh, that’s tough! I think my favorite piece is a historical one—it’s a piece we found during one of our trips. It features a scene with mules and train tracks that captures Warrensburg’s history, right at a time when the town was transitioning from horse-drawn transportation to railroads. It really speaks to the heritage of this place.” I also spoke with another Terry (yes, there are two Terrys!) who runs the wine bar at Magnolia Mercantile. She told me all about the wine flights they offer. Terry (Wine Bar): “We offer wine flights with seven dinner wines and 20 other fruity, fun party wines. The idea is to give people the chance to sample different wines before choosing a glass or bottle. It’s a fun way to discover new favorites!” Me: “That sounds amazing! And those cheeseboards? So delicious! You guys get your meats and cheeses from a local store, right?” Terry (Wine Bar): “Yes, we source our cheeses and sausages from Cutting Up, a local meat shop. We offer a variety of cheeses and meats on our boards, along with crackers, and it’s the perfect pairing with a glass of wine.” What really makes Magnolia Mercantile special is its history. I had a chance to talk with Lee, another owner of the store, about the building’s historic charm. Lee: “I’m a history major, so preserving the building’s character was really important to me. This building dates back to at least the 1870s, and we found some amazing artifacts while renovating, including an old stone pit that we believe was used to store ice for the saloon that used to be here in the 1880s. We decided to keep the original brick, stone, and tin ceiling to give the store an authentic, rustic feel. It’s like stepping back in time when you walk in.” Me: “That’s so awesome! You really kept the soul of the building alive while creating a unique shopping experience. I love it!” Magnolia Mercantile is full of hidden gems and historical details, making it more than just a store—it’s a destination. Whether you’re grabbing a glass of wine, indulging in a cheeseboard, or picking up a thoughtful gift, it’s the perfect place to spend an afternoon. Don’t worry—I’ve got you covered! Today, I’m excited to introduce you to Knob Noster Academy, a brand-new childcare facility. I’ll walk you through everything you need to know about this amazing place. I’m here with Emily, the founder of this fantastic new daycare. Emily, tell us a bit about Knob Noster Academy and why you decided to start it. Emily: “We opened on September 18th of this year. I have a bachelor’s degree in child and family development and a master’s degree in social work. I worked as a social worker for 16 years, but I always wanted to pursue my dream of owning and running a daycare. After some time, I decided it was the right moment to make that transition.” Me: “That’s amazing! Social workers have such an important and challenging job. I think it’s fantastic that you’re bringing that background into childcare.” Emily: “Thank you! It’s been quite a journey. One thing that was important to me from the start was offering healthy food options for the kids. We do serve kid-favorites like chicken nuggets and peanut butter and jelly sandwiches, but we’re also committed to introducing new, healthy foods. Our rule is that kids just need to try something once. If they don’t like it, that’s fine, but we encourage them to explore new foods. We’ve been surprised by how much they end up enjoying!” Me: “That’s such a great approach! I use that same rule with my kids—trying new things is part of the fun. And I hear you’re working on some exciting projects with the kids, like planting fruits and vegetables?” Emily: “Yes! In the spring, we’ll be planting pumpkins, strawberries, green beans, and cucumbers. The kids will get to see how food grows, and hopefully, they’ll enjoy eating what they’ve helped plant. While the baby and one-year-old rooms are full, there are a few spots open for two-, three-, four-, and five-year-olds. The waitlist moves quickly, so don’t be discouraged if a room is full at the moment. One of the first things you’ll notice is how clean everything is. Emily is committed to keeping the center spotless—dirty diapers are taken outside immediately, and the whole building smells fresh. The preschool room is vibrant and organized, with engaging activities planned daily. The teachers here are incredible at incorporating fun, educational moments into songs, crafts, and outdoor play. The baby room, which is currently full with eight little ones, is cozy and inviting. It’s hard to find quality childcare for infants, and Knob Noster Academy’s waitlist reflects that. As we move into the one-year-old room, you’ll see why this place is so special. The kids are engaged in hands-on activities, exploring sensory bins, painting, and learning through play. They even get outside time just like the older kids! Emily: “We focus on giving the children natural, hands-on experiences. They learn so much from playing outdoors and interacting with their environment. Our backyard is fully equipped with turf, a concrete area for ride-on toys, and a small hill where the kids love to play. We even do outdoor lunches on nice days!” Knob Noster Academy’s outdoor space is one of Emily’s favorite parts of the daycare. The kids can run, climb, and play for hours. There’s even a separate area just for babies and toddlers, so everyone can be outside together in a safe and fun environment. Coming this spring, there will be an outdoor classroom where lessons can be held outside, giving the children even more opportunities to learn through nature. It’s an exciting development, and I can’t wait to see it in action! Finally, I spoke with Stacy, a parent whose child attends Knob Noster Academy. Stacy: “We absolutely love this daycare. From the moment we walked in for the tour, we knew this was the right place for our son. He’s never been in daycare before, so it was a big step, but he instantly loved it here. The app they use is great—it gives me updates throughout the day, including pictures and videos of him eating and playing, which gives me peace of mind.” Me: “That app sounds amazing! I wish something like that had been around when my kids were younger.” Stacy: “It’s a game-changer. In fact, I’m about to separate from the military, and we live in Blue Springs, but I’m willing to drive him down here every day because we love it so mu Emily also shared an exciting update—Knob Noster Academy is now part of the Child Care Aware subsidy program, which helps military families afford daycare. Today, I’m at our local indoor playground in Warrensburg, and I have to say, it’s something I’ve been hoping for years to see in our town. If you’re like me, and you have little ones running around the house on weekends, especially when it’s cold or snowing outside, this place is a lifesaver. Let me tell you all about it! The indoor playground is open Monday through Friday with several play sessions throughout the day. The first play block is from 10 AM to 12 PM, followed by an hour-long closure for sanitization (which I really appreciate, because let’s be honest—kids can get messy!). They reopen from 1 PM to 4 PM, and sometimes they even offer a special Sunset Play session from 5 PM to 7 PM. I love that they’re thorough with cleaning, keeping the space clean and safe for all kids. On weekends, they host birthday parties, but if there’s no party scheduled, the playground is still open to the public. Speaking of birthday parties, I’m super excited that my child Barrett’s birthday party is coming up here soon—it’s going to be so much fun! When you first enter, it’s easy to sign the waiver by scanning a simple QR code. They’ve also got cubbies for everyone’s shoes to keep things tidy. The layout is fantastic—you can see everything happening no matter where you are in the space, which is great for parents who want to keep an eye on their kids. One of my favorite things about this indoor playground is how inclusive it is. As a parent with a child who has special needs, I truly appreciate the calm atmosphere, even when the place is full. The music is soothing, the space is open, and it feels safe. You can easily see people coming in and out, which adds an extra layer of comfort. For kids like my son Barrett, who has autism, this place is perfect. The other indoor playground in town is also great, but it’s much louder and more chaotic, which can be overwhelming for him. Here, he can explore at his own pace, and if he needs some quiet time, there are plenty of spaces for him to relax. The owner even noticed his needs during one of our visits and brought out special sensory toys to help him enjoy his time here even more. It was such a thoughtful gesture. There’s also a fantastic section just for babies, which is great if you have little ones who want to play but need some space away from the bigger kids. It’s huge, filled with lots of activities, and allows them to safely explore and have fun. For the older kids, there’s an awesome dress-up area with costumes galore! My four-year-old absolutely loves dressing up, and with so many options like firefighter, police officer, and military costumes, he’s going to have a blast. I’m sure I’ll be helping him change outfits a million times, but it’ll be worth it! So, if you’re looking for a safe, fun, and affordable place to bring your kids, this indoor playground is a must-visit.     Best Neighborhoods To Live in North-East Warrensburg MO   Hey, friends! In the past, I’ve covered the best neighborhoods to live in South East, South West, and North West Warrensburg, MO. Now I’m going to show you the best neighborhoods to live in the northeast quarter of this amazing city near Whiteman AFB.     Let’s get to it! 1.   Riverwood Estates   Starting our list off strong is Riverwood Estates. I found this subdivision to be cute and spacious, with lots of old-growth trees that provide shade in the summer. The houses are pretty and come in various styles, and their ages vary from 1970s up to brand new construction. Their sizes range from 1500-2500 sq ft on average, with three to four bedrooms and two to three baths. Prices start at about $180,000 and go up to $350,000. 2.   Caleb’s Place   Caleb’s Place is a beautiful, but cookie cutter subdivision. It’s a nice neighborhood, but it just doesn’t have a lot of character. All the houses, which are mostly split-level and built between 2007-2020, look almost exactly the same and cost anywhere from $200,000 to $300,000. For square footage, you’re looking at 1500 to 2500 sq ft, with two to three bedrooms and two baths. 3.   Cheatham Court   Cheatham Court is such a big subdivision that it has an area for old construction and an area for newer construction. Because of how varied the houses are in age, there are also a lot of different styles of homes to choose from. Their prices range from $180,000-$300,000, and the sizes also vary greatly from 1800-3000 sq ft. However, most of the homes in Cheatham Court cost somewhere around $200,000-$220,000 and come with three bedrooms and two baths.   Overall, this was an affordable, eclectic neighborhood that any family in Warrensburg would love. 4.   Fox Ridge   If you’re looking for a small, affordable home in a great, well-maintained neighborhood, Fox Ridge may be perfect for you. The houses in this tiny, cute subdivision were all built in the 90s, and they’re all ranch-style homes with basements. The cost per home goes from $150,000 up to $200,000, and the size is modest: 1500-1800 sq ft, with two to three bedrooms and two to three baths. 5.   Kismet Dr   This neighborhood doesn’t have an official name, so I’m just referring to it by the street name I found it on, which was Kismet Dr. The street itself is beautiful, and the houses there are large and gorgeous and come in all different types of architectural styles. Aside from the massive amounts of square footage (3000-6500 sq ft, with anywhere from 3-7 bedrooms) in these homes, a great feature of Kismet Dr is the fact that it overlooks part of Warrensburg. That means that for just $400,000-$900,000, you can get an incredible house and a view! 6.   Clover Creek   Clover Creek is a quaint, happy neighborhood with lots of beautiful split-levels. The prices are not terribly expensive at around $200,000-$300,000. They come with between 2500 and 3500 sq ft, and they look well-maintained – as does the rest of this charming subdivision. 7.   Veterans Court   Veterans Court is ideal for families who want a larger, new construction home in a neighborhood with character. This subdivision is still expanding, even though it already has homes from the late 90s. The architectural styles from different decades gives Veterans Court an eclectic aesthetic.   Price-wise, homes in this neighborhood cost between $300,000 and $500,000. Clean And Decluttered Home   One of the simplest (and cheapest) things you can do to increase the value of your home is make sure it’s clean and decluttered before potential buyers come to view it. By doing this, you allow buyers to picture themselves living in the house, instead of being overwhelmed by your mess. You can either purchase a new thermostat yourself, or you can check if there are any programs to receive a free one in your area.       I’m back again with another tour of some of the best neighborhoods in Warrensburg, MO. This time, I focused on seven subdivisions in the North West section of town. I’ve also covered the South West and South East areas, as well, so be sure to check out those articles. NW Warrensburg VLOG Tour - Best Neighborhoods! Moving to Warrensburg, MO or PCS'ing to Whiteman AFB? 1.   Timber Hills   Looking for a big house with a big lot that’s situated back in the woods? If so, welcome to Timber Hills! This subdivision has so much space, which is great because it means you’re not living elbow to elbow with your neighbors. Houses in this neighborhood cost between $300,000 and $600,000, which is a bit pricey. But with that high end cost comes lots of square footage: anywhere from 2,000-6,000 sq ft, and three bedrooms, two baths to four bedrooms, four baths.   For a large family needing room to grow, Timber Hills might just be the perfect setup. 2.   625th Rd 625th Rd is the name of the street where a newer neighborhood has been built (I couldn’t find a subdivision name). The houses here, which are 2000s builds or new construction, range in size from 1,500 to 2,000 sq ft and come with up to three or four bedrooms and two baths. They’re definitely smaller than the homes in Timber Hills, but they’re also more affordable at $150,000-$300,000 in cost. In my opinion, this neighborhood is perfect for finding a great starter home. 3.   Quarry Branch Estates Quarry Brand Estates is a small subdivision with houses that cost between $300,000 and $400,000. There’s a diverse selection of homes here in terms of age, from 80s builds all the way up to new construction. Generally speaking, they have anywhere from three bedrooms, two baths up to four bedrooms, four baths. What I really enjoyed about this neighborhood was the space between the houses, the woods, and the small ponds scattered throughout.  It’s a great place to move to if you want room to spread out and enjoy nature.   4.   Burnwood Estates Similar to Timber Hills, Burnwood Estates features large houses on large lots. The houses themselves vary in age, from mid 70s to new construction, and they cost $300,000-$500,000. Definitely pricey! But look at how much space you get for the cost: from three bedrooms, three baths up to six bedrooms, five baths, and between 2,000 and 5,000 sq ft. Plus, since the houses here are tucked in farther from the road than the other neighborhoods, you get the feeling of being secluded in a beautiful forest with streams, ponds, and, of course, lots of trees.  In that respect, Burnwood Estates is a hidden gem. 5.   Willow Acres Willow Acres is right next to Sky Haven Lake, so if you’re looking for any lake lots, you’ll find them here. But it’s also across from Sky Haven Airport, a small airport where aviation students from the University of Central Missouri perform their flight training. So, if you move here, just know you may hear small planes taking off and landing in the background. Moving on to the houses in this neighborhood, they were all mixed in terms of age and style. They’re definitely more affordable than the homes in some of the other subdivisions we’ve covered so far, costing anywhere from $150,000 to $300,000.  The square footage ranges between 1,500 and 3,000 sq ft, giving you plenty of options depending on the size of your family. 6.   Green Meadows Green Meadows is just outside of Warrensburg and is technically part of a tiny town called Centerview (as is Willow Acres, incidentally). But it’s so close, I decided to include it in my tour. The houses here are priced at the lower end, from $100,000 to $200,000 - but with that comes some caveats. Some of the homes look pretty rough; and because many of them were built in the 70s, 80s, and 90s, they may require a lot of updating. However, they do range in size between 1,500 and 2,000 sq ft, leaving you a little wiggle room for a small family.  There are great starter homes in this neighborhood! 7.   425th Rd 425th Rd is another neighborhood that doesn’t have a specific subdivision name (that I could find). Still, it’s a cute neighborhood with mostly ranch-style and split-level starter homes. The price range for the houses, which are generally 1,500-2,000 sq ft in size with three bedrooms and two baths, is affordable at $150,000-$250,000. What I love most, though, is that despite the low price, you still get a good-sized lot with your property. And we’re finished! What did you think of these neighborhoods? In this article, I’m excited to tell you about the perks of owning a duplex in Warrensburg, MO and near Whiteman AFB.     If you haven’t considered purchasing this type of home before, you’re about to become a lot more interested - especially when you learn how owning a duplex can make you more money than it costs you!   What Is A Duplex?   First, though, let’s talk about what a duplex is. A duplex is a property that is divided into two units that sit adjacent to one another.     There are two types of duplexes: side-by-side and up-down. A side-by-side duplex is exactly what it sounds like. It’s two units that sit next to each other with a wall separating them. An up-down duplex consists of one unit sitting on top of another.     From the outside, a duplex looks like one big house. But each unit typically has their own separate front door, driveway, and sometimes even their own garage. The money you charge the other person for rent can pay for most of, if not the entirety of your mortgage payment and utilities. This means you’ll own the property, but you’ll be living there for free! 2.    You Can Save A Lot Of Money   There’s so much you can do with the money you save on paying your mortgage and utility bills out of your own pocket. You can save it for a single-family home, another duplex, or reinvest it into the property to make it worth more, so that you can charge even more rent. The possibilities are endless! 3.    You May Qualify For A Larger Home Loan   Lenders often take the fact that you will be renting out one of the units in your duplex into consideration when determining how large of a loan you qualify for. For that reason, you could actually end up qualifying for a pretty sizable loan, which will open up a wider range of nice properties in Warrensburg for you to choose from. Downsides Of Owning And Living In A Duplex   As with any kind of residential property, there are downsides to owning and living in a duplex. Here are the most important ones you should consider.   1.    You Have To Live Really Close To Your Neighbors   The harsh reality of living in a duplex, whether it’s a side-by-side or up-down configuration, is that you will be very close to your neighbors. (And don’t think that you can avoid this by renting out both units; by law, you must reside in one of them.) If you or your neighbors tend to be noisy people, then the duplex life may not be for you.           2.    You Will Have All The Responsibilities Of A Landlord     Since you’re renting out one half of your property, guess what that makes you? That’s right: a landlord. In this article, I want to talk about the pros and cons of owning a split-level home in Warrensburg, Missouri and near Whiteman AFB.     But first, let’s dive into the details about this style of house, including what it costs and what it looks like.   What Is A Split Level Home?   First, what is a split-level? It’s a style of house consisting of at least three levels - the main floor, an upstairs floor, and a basement. It’s cheap and is easy to build, which is why you commonly see it in subdivisions.     The low cost of the materials and putting it all together translates to a lower price for a split-level than for other house styles. For this reason, it appeals to a large pool of homebuyers, especially families looking for a starter home.   How Much Does A Split Level Home Cost?     New split-level homes in Warrensburg, MO typically go for around $250,000 to $350,000. Older ones that are more than a decade old might cost somewhere between $150,000 and $190,000. In either case, that’s a great price!   What Does A Split Level Home Look Like? But why rent when you can own a lovely home and turn it into equity? That’s music to my ears!     Cons Of Owning A Split Level Home   Life in a split-level home is not all rosy. Here are three major complaints that some homeowners have after living in one for a while.   1.    Too Many Stairs   There are SO MANY STAIRS in a split-level house! For a lot of people, it’s simply too many. And it’s easy to see why. Imagine yourself hauling groceries, furniture, and kids up all those steps. I, for one, completely understand why some homeowners find this to be a huge drawback.         2.    Basement Living Area Is Small   The garage takes up a significant portion of the basement level. So, while you may think you’re getting a huge living area underneath the house, you are actually only able to use a fraction of that space.           3.    Cookie Cutter Design       Finally, split-levels tend to all look exactly the same.     Hey there, pals! For this blog post, I’m going to let you in on some of the best neighborhoods in the South West section of Warrensburg, Missouri to live in. These 7 subdivisions are perfect for singles or families who want to make this corner of Warrensburg their new home or who are making a Permanent Change of Station (PCS) to the nearby Whiteman AFB.   1.   South West Estates   South West Estates is close to my heart because I used to live there, once upon a time. There are a lot of families in this neighborhood, which is great if you have kids of your own or are just looking for a homey atmosphere to settle down in as a single person.     Houses in this neighborhood generally run from $190,000-$350,000. They range in size from 1500-2800 sq ft, with anywhere from two bedrooms and two baths to four bedrooms and three baths. You’ll find that most of them were built in the 60s, 70s, and 80s, so you should expect to perform a little more upkeep on them due to their age.   2.   Iron Horse     Iron Horse is a small subdivision right outside the Spring Ridge subdivision where I currently live. It consists mostly of single-family starter homes that cost around $225,000-$300,000.   The majority of these homes have three bedrooms and two baths, with a few larger ones thrown into the mix. They are all new construction houses that were built in the 2000s, meaning they don’t require much maintenance and will retain their property value over time. Size-wise, you’re looking at around 2500 sq ft with a two or three-car garage.     The only potential downside is that all the homes in this subdivision look pretty much the same - AKA, cookie cutter style. But if that doesn’t bother you, it may just be the perfect neighborhood for you.   3.   Esquire Estates   Esquire Estates is an even smaller subdivision than Iron Horse, but the homes here are larger and more expensive. They range in price from $300,000-$500,000 and in size from 2500-5000 sq ft.   In these houses, you’ll find anywhere from three bedrooms with three baths to five bedrooms with four baths. The lots are larger, as well. However, they were built in the 80s, so, once again, you should prepare yourself to make some repairs and updates if you decide to buy here.     4.   Fountain Hills     Fountain Hills is a sweet little subdivision right next to Esquire Estates. The houses here cost between $290,000-$400,000. They are sized anywhere from 2500-4000 sq ft, with three bedrooms, two baths all the way up to five bedrooms, three baths.     These homes are 90s builds, which makes them slightly more modern than the houses in Esquire Estates. But they’re still not brand new. Still, being a little older gives them some character, which I personally like in my subdivisions.     5.   Fountain Crest     Directly across the street from Fountain Hills is Fountain Crest. The houses here are smaller and less expensive, costing around $200,000-$300,000. They’re typically sized around 1500-2500 sq ft, with three bedrooms, two baths up to four bedrooms, three baths. They’re also newer, having been built in the mid to late 2000s, which means less remodeling (always a plus!).   6.   SW 95th Rd     This subdivision doesn’t have a name that I could find, so I’ll just refer to it as its street name, which is SW 95th Rd. All the houses in this neighborhood are newer builds, costing between $200,000-$300,000 - a great option for singles and families, especially those who are PCS-ing in for Whiteman AFB. They’re all between 1500-2500 sq ft in size. With all that in mind, a home in this nice, clean subdivision would make a great starter.     7.   Oakview   Last but definitely not least, I want to talk about Oakview.     I really like this subdivision, even though it runs on the pricey end of things. Houses in this subdivision range from $390,000-$600,000 in cost. However, they come with large properties - the houses alone are sized between 3000-5000 sq feet - in a variety of styles, which can be a huge draw for many homeowners (particularly those with families). All that space can hold three bedrooms and two baths up to a whopping six bedrooms and four baths!   Aside from the housing, the neighborhood was gorgeous. It felt almost like a park with its wooded areas and ponds. It could be a wonderful area for having outdoor pets or for simply enjoying Missouri’s natural beauty.     And that wraps up the best neighborhoods in south west Warrensburg, Missouri to live in!     Hello, guys and gals! Today, we’re talking about 7 things that people HATE about living in Warrensburg, Missouri and Whiteman AFB. Lets get to it :)      1.   Bugs Missouri has lots of bugs, but two in particular are real pests. They are ticks and cicadas.   Ticks, as you probably know, are external parasitic insects that hide in tall grass and shrubs. If you were to walk through some grass where a tick (or a tick colony) is lurking, this annoying little critter would probably jump onto your bare leg or ankle, bite you, and burrow its head into your skin.   If you find a tick somewhere on your body or on your pet’s skin, it’s especially important that you remove it immediately! That’s because ticks can pass on some dangerous diseases if they’re allowed to hang out on your skin for too long.   The good news about cicadas is they are more annoying than dangerous. They look a little bit like large flies, but while they will never bite you or harm you at all, they may keep you up at night. That’s because cicadas often make a loud clicking or whirring sound.   If you see a cicada, know that it won’t hurt you. But you might consider wearing earplugs between the months of June and September!       2.   Slow Life In The Midwest     There’s no doubt that life moves at a slower pace in the Midwest than in other parts of the country. For people who are used to zipping in and out of stores and up and down city streets, this can be a huge culture shock. But I’m sorry to say, you’ll just have to get used to giving yourself extra time to drive to your destination or to run errands. It’s highly likely that you’ll run into a friendly stranger who talks your ear off or get stuck behind other drivers (or a tractor!) who are in no hurry at all.     3.   No Ocean     Missouri is part of the Midwest, and the mid” part means we’re landlocked in the middle of the United States, which means you’ll find no ocean beaches here. But the good news is you can still find plenty of watering holes to swim in, like Fugitive Beach (an abandoned quarry turned water park) and the Lake of the Ozarks.     4.   No Snow-Capped Mountains     Sadly, there are no snow-capped mountains in Missouri. You’ll have to drive 12 hours to the Rocky Mountains in Colorado for those. However, we do have some smaller mountains - 549 peaks, to be exact - which are beautiful to look at and feature some incredible hiking trails.   5.   Summer Heat And Humidity       There’s just no getting away from the heat of Missouri summers. In the peak summer season, which is July through August, the average high is 87-90 degrees Fahrenheit. In total, we typically get between 40 and 50 hot days per year.       6.   Cold Winters   Even though our summers get pretty hot, the winters in Missouri are still cold, cold, cold! The average temperature during this time of year is between 9 and 40 degrees, and this chilly spell typically lasts for 3 or 4 months. The average snowfall is 18 inches, which usually falls in January and February.   Once a year we get a bad ice storm, and then we see a lot of trees and power lines come down and a lot of vehicular accidents on the roads. It’s not fun, but as long as you’re prepared, you’ll make it through!   7.   Extreme Weather   Finally, one of the things that people absolutely despite about Missouri is the extreme weather.  The two types of extreme weather you have to worry the most about are flash floods and tornadoes.        Missouri has a lot of lakes, rivers, and streams. When it rains a lot, like it does during a thunderstorm, those bodies of water overflow and cause flash flooding on roads and highways. If you’re driving in the rain and you see a sign for flooding, turn around! Otherwise, your car could get stranded in the water.   On average, we have around 47 tornadoes every year. These vary in intensity and size, so they’re not all big and scary. But that is something to watch out for. Make sure you have a safe place to go, like a shelter, in case a tornado does come your way.     And there you have it!  Those are the 7 things that people hate about living in Warrensburg, Missouri, and Whiteman AFB! But the truth is, every place on Earth has its good parts and bad parts. You’ll just have to decide for yourself if the bad parts of Missouri are worth putting up with for all the great things this state has to offer :)

    Hey Guys and Gals! It is I, your favorite Next Door Agent! Today we're going to talk about the top ten reasons that people are leaving the East and West Coasts and are moving in droves, to Missouri! Let's get to it.    10) More Shoreline Than the State of California This is CRAZY but true! Missouri has more shoreline than the entire state of California! This is because we have so many lakes! Lake of the Ozarks for example (whch is about 2-3 hours from Kansas City, Missouri) has over 1150 MILES of shoreline. SO MANY LAKES!     Lake of the Ozarks ALSO has something called Party Cove, which the New York Times called (and I quote) "The oldest established permanent floating bachannal in the country". And in case you don't know what a bachannal (I didn't) and don't feel like gettng out your dictionary, a bachannal is a wild and drunken revelry. It's pretty crazy actually! On 4th of July, over 3,000 boats go to party cove.       Not my personal cup of tea. but there you go! That's just one lake in Missouri, We have so many more! More shoreline than California people.          9) Missouri is the Napa Valley of the Midwest   I know right! Who would have thunk it. Before prohibition, Missouri was the second largest producer of wine, so we were known for our wine even back then and we're seeing a revival of vineyards in Missouri over the last 10 years. We actually have some great little wine towns with vineyards, like Hermann, Missouri or Augusta, Missouri for example.   We also have amazing local breweries and distilleries (here in Warrensburg we have the  Phantom Distillery, which I will have a video on soon). Missouri is also home to the  Annheuser-Busch Brewery (I'm sure most people are familiar with what beer they make) and if you go down to St. Louis you can see the Budweiser Clydesdales, and they are so much larger in person than they seem in those Superbowl commercials with the little puppy. Definitely a good trip!     Another thing to note is the wine and beer industry here in Missouri has a significant effect on the economy. And I mean to the tune of a billion dollars annually per year in wages. So the big breweries, the little breweries, the vineyards, are all really good for our state.    If you like wineries and taking weekend trips to breweries, Missouri is the state for you!   8) So Many State Parks!   Missouri is called the "Show Me" state for a reason. Our state park system is 4th in the nation. We have 92 state parks and 13 national parks in Missouri, and theyre all free! We're just chalked full of nature up in here. There are so many beatiful hiking trails, nature centers and rivers, if your an outdoorsy person you will have SO MANY ADVENTURES. Also we have hundred of miles of caves (Missouri is also known as the cave state). Throughout Missouri you'll see signs on the side of the road advertising caves and cave tours, even giant caves you can drive through!          7) BBQ   Whenever people think of amazing BBQ, They think of Missouri (or they should!) Kansas City and St Louis are known for their BBQ. Missouri has the 4th most BBQ restaurants per capita compared to the rest of the nation. We also have two different types! Kansas City BBQ is thicker with a tomato-based sauce while St Louis has a thinner sauce and it's more vinegar-based. I'll let you decide which is better!   6) Military and Veteran Friendly  We love our service members and we actually have have two wonderful military bases here in Missouri. One in Fort Leonard Wood and one (which is near and dear to my heart) near Warrensburg called Whiteman Airforce Base. I talk quite a bit about this base in my videos, as the town I live in (Warrensburg) is located a hop skip and a jump away. Whiteman has the B2 Bomber and very soon will have the B21 Bomber (our air shows are amazing). If you are coming to Whiteman as a service member, you can use your GI Bill to tke classes at the local university (the University of Central Missouri) which is also in Warrensburg and makes furthering your education while in service super easy! There are so many opportunities for military families in Missouri!   5) Tax Benefits Missouri is the 18th best state for being tax payer friendly. We have property taxes which are below the national average and if you're moving here to retire, your social security retirement income is tax exempt! Move to Missouri, pay less taxes!   4) We Have All Four Seasons     I'm a big fan of having divided seasons. I've lived places where it never strays more than 20 degrees above or below one temperature and I am NOT. A. FAN. I like seeing the leaves change! I like sweaters and snow in December! I like the feeling of the days slowly starting to heat up and the trees turning green. Our seasons aren't too harsh though, in comparison to Montana or Wyoming for example. Our average Summer temperatures from July through August are between 87-99 degrees. Our average Winter temeratures are between 9-40 degrees. We are wonderfully in the middle!      3) Safety   This is kind of a weird one to put on the list but it's something quite a few people commented on when I asked them why they moved to Missouri. A common answer was that they feel safe. Here in Missouri you're not really dealing with things like rising sea levels, flooding, drought or wildfires (like you see on the East and West coasts). There is also not a whole lot of political upheaval. People are, for the most part, happy and friendly.  Which leads us to number two!   2) Friendly People We really do have friendly people!   I recieved so many comments from people - that one of the biggest reasons they loved Missouri was the people. I've been told so many great first-hand accounts of people being helped out by neighbors or even strangers! I've actually talked in quite a few of my videos about my own experiences of being helped by  random people who saw that I had a flat tire or some other issue, and just helped out of the kindess of their hearts.     We have a deep sense of community in the Midwest. People here are genuinly nice - and it's something that you alsmost have to get used to if you come from a more stand-off-ish state. We smile at each other in the grocery store, and hold doors for each other. If you're looking for a state where you can get to know your neighbors and have neighborhood block parties, Missouri is the state for you!   1) Cost of Living   The number one response I heard from people was that they moved to Missouri for the cost of living! The cost of living here is 17% below the national average, specifically with homeowner costs. Buying a house here is going to be less exensive than almost every other state in the country.   The cost of living in Missouri is so much better then, for example, California, or Texas or New York. Our gross rents and homeowners costs are below the national average, so you have more money for other things!      There you have it! Move to Missouri and pay less to live, explore wineries and hike for free in state parks with super friendly people!
