Let's get to it.Ā Ā 10) More Shoreline Than the State of California This is CRAZY but true! Missouri has more shoreline than the entire state of California! This is because we have so many lakes! Lake of the Ozarks for example (whch is about 2-3 hours from Kansas City, Missouri) has over 1150 MILES of shoreline. SO MANY LAKES! Ā Ā Lake of the Ozarks ALSO has something called Party Cove, which the New York Times called (and I quote) "The oldest established permanent floating bachannal in the country". And in case you don't know what a bachannal (I didn't) and don't feel like gettng out your dictionary, a bachannal is a wild and drunken revelry. It's pretty crazy actually! On 4th of July, over 3,000 boats go to party cove. Ā Ā Ā Not my personal cup of tea. but there you go! That's just one lake in Missouri, We have so many more! More shoreline than California people.Ā Ā Ā Ā Ā 9) Missouri is the Napa Valley of the Midwest Ā I know right! Who would have thunk it. Before prohibition, Missouri was the second largest producer of wine, so we were known for our wine even back then and we're seeing a revival of vineyards in Missouri over the last 10 years. We actually have some great little wine towns with vineyards, like Hermann, Missouri or Augusta, Missouri for example. Ā We also have amazing local breweries and distilleries (here in Warrensburg we have theĀ Phantom Distillery, which I will have a video on soon). Missouri is also home to theĀ Annheuser-Busch Brewery (I'm sure most people are familiar with what beer they make) and if you go down to St. Louis you can see the Budweiser Clydesdales, and they are so much larger in person than they seem in those Superbowl commercials with the little puppy. Definitely a good trip! Ā Ā Another thing to note is the wine and beer industry here in Missouri has a significant effect on the economy. And I mean to the tune of a billion dollars annually per year in wages. So the big breweries, the little breweries, the vineyards, are all really good for our state.Ā Ā If you like wineries and taking weekend trips to breweries, Missouri is the state for you! Ā 8) So Many State Parks! Ā Missouri is called the "Show Me" state for a reason. Our state park system is 4th in the nation. We have 92 state parks and 13 national parks in Missouri, and theyre all free! We're just chalked full of nature up in here. There are so many beatiful hiking trails, nature centers and rivers, if your an outdoorsy person you will have SO MANY ADVENTURES. Also we have hundred of miles of caves (Missouri is also known as the cave state). Throughout Missouri you'll see signs on the side of the road advertising caves and cave tours, even giant caves you can drive through!Ā Ā Ā Ā Ā 7) BBQ Ā Whenever people think of amazing BBQ, They think of Missouri (or they should!) Kansas City and St Louis are known for their BBQ. Missouri has the 4th most BBQ restaurants per capita compared to the rest of the nation. We also have two different types! Kansas City BBQ is thicker with a tomato-based sauce while St Louis has a thinner sauce and it's more vinegar-based. I'll let you decide which is better! Ā 6) Military and Veteran FriendlyĀ We love our service members and we actually have have two wonderful military bases here in Missouri. One in Fort Leonard Wood and one (which is near and dear to my heart) near Warrensburg called Whiteman Airforce Base. I talk quite a bit about this base in my videos, as the town I live in (Warrensburg) is located a hop skip and a jump away. Whiteman has the B2 Bomber and very soon will have the B21 Bomber (our air shows are amazing). If you are coming to Whiteman as a service member, you can use your GI Bill to tke classes at the local university (the University of Central Missouri) which is also in Warrensburg and makes furthering your education while in service super easy! There are so many opportunities for military families in Missouri! Ā 5) Tax Benefits Missouri is the 18th best state for being tax payer friendly. We have property taxes which are below the national average and if you're moving here to retire, your social security retirement income is tax exempt! Move to Missouri, pay less taxes! Ā 4) We Have All Four Seasons Ā Ā I'm a big fan of having divided seasons. I've lived places where it never strays more than 20 degrees above or below one temperature and I am NOT. A. FAN. I like seeing the leaves change! I like sweaters and snow in December! I like the feeling of the days slowly starting to heat up and the trees turning green. Our seasons aren't too harsh though, in comparison to Montana or Wyoming for example. Our average Summer temperatures from July through August are between 87-99 degrees. Our average Winter temeratures are between 9-40 degrees. We are wonderfully in the middle!Ā Ā Ā 3) Safety Ā This is kind of a weird one to put on the list but it's something quite a few people commented on when I asked them why they moved to Missouri. A common answer was that they feel safe. Here in Missouri you're not really dealing with things like rising sea levels, flooding, drought or wildfires (like you see on the East and West coasts). There is also not a whole lot of political upheaval. People are, for the most part, happy and friendly.Ā Which leads us to number two! Ā 2) Friendly People We really do have friendly people! Ā I recieved so many comments from people - that one of the biggest reasons they loved Missouri was the people. I've been told so many great first-hand accounts of people being helped out by neighbors or even strangers! I've actually talked in quite a few of my videos about my own experiences of being helped byĀ random people who saw that I had a flat tire or some other issue, and just helped out of the kindess of their hearts. Ā Ā We have a deep sense of community in the Midwest. People here are genuinly nice - and it's something that you alsmost have to get used to if you come from a more stand-off-ish state. We smile at each other in the grocery store, and hold doors for each other. If you're looking for a state where you can get to know your neighbors and have neighborhood block parties, Missouri is the state for you! Ā 1) Cost of Living Ā The number one response I heard from people was that they moved to Missouri for the cost of living! The cost of living here is 17% below the national average, specifically with homeowner costs. Buying a house here is going to be less exensive than almost every other state in the country. Ā The cost of living in Missouri is so much better then, for example, California, or Texas or New York. Our gross rents and homeowners costs are below the national average, so you have more money for other things!Ā Ā Ā There you have it! Hey Guys and Gals and everyone in between! TODAY, we're talking about the 10 absolutely terrible horribe mistakes that you can make (by accident!) when moving to Warrensburg, Missouri or PCS'ing to Whiteman Air Force Base. But, DON'T PANIC. If you read my blog, and know where your towel is, you'll be fine. If you didn't get that reference, I'm not sorry. Let's get to it! Starting off, and these are in no particular order (except number one!) we are jumping right into this list! Ā 10. Budget Understand your budget. Before you even start looking at houses, know what you want your mortgage payment to be every month, because that will tell you what your max budget is. I've done another video on my You Tube channel where I break down a mortage payment into its four parts (Principle, Interest, Taxes and Insurance), so take a look at it (if you need to) so you really understand what you will be paying every month. There's nothing worse than seeing a beautiful and perfect house and realizing you can't afford it! I always make sure my clients really know and understand their budget, and where they fall price-wise, so that I never show them anything outside of that range.Ā Ā 9. Check Your Credit This mistake would be not checking your credit before getting your preapproval with your lender, to correct any small issues. This can actually make a BIG DEAL when it comes to your interest rate, and it ony takes a couple minutes! If you haveĀ credit score that coule have easily been a couple points higher with just a little tweaking, you could end up saving tens of thousands of dollars throughout the life of your loan.Ā Ā 8. Be Flexible Ā When you go start looking at houses with your pre-approval in hand, make sure that youre flexibe on things that don't really matter as much as others - for example paint colors, appliance colors/types, cosmetic work. These are things which can be easily fixed over time (or even negotiated into your offer!). I actually recommend making a list of must-haves and would like-to-haves so you know where you stand on each house. For me, the one really important factor when I'm looking at a house is the location. Do you want an area with families? Or an area with more active and younger neighbors? I will overlook things which I could fix (like a bathroom that needs updating) for a great location. You can fix a bathroom but you can't pick up and move an entire house. Ā 7. Getting Only One Lender QuoteĀ The first step to buying a home is getting a preapproval for a home loan. Most people go to their local banks, say "hey guys I want to buy a home" and get a loan option with an interest rate. Take that rate, and go to another bank, or another mortgage company that can shop around for a more competative option. You're dinging your credit already, so you might as well look and find the very best rate available! Most of the time, if a bank or mortgage company knows they are competing, they will pull out all the stops to win your business and you could save tens of thousands of dollars.Ā Ā 6. Don't Fall In Love With A Property Before You Close Now this is a hard one. You want to go to the house, see it, like it and imagine yourself living there, but don't get stuck in the mentality where you HAVE TO HAVE IT. That state of mind really hamstrings your ability (and your agents ability) to negotiate on things like the price, seller concessions and fixes. If you're madly in love with a property, you're less likely to be willing to lose it and walk away during negotiations and more likely to pay more for it. So, it's hard, but disconnect the heart and look with the eyeballs and don't fall in love until you close and it's yours.Ā Ā 5. Not Looking For First-Time Home Buyer Programs or Down Payment Grants There are so many great programs out there which can help buyers purchase theirĀ new homes! First-Time Home Buyers can apply for an FHA Loan (which has a downpayment of only 3.5%). Or a USDA loan which has a 0% downpayment. Other great programs are available like Down Payment Assistance and Closing Costs Assistance. I have an entire video on my chanell which talks about different programs and grants for home-buyers - it's basically a video on how you can get free money from the government to buy your home, so I highly advise watching it!Ā Ā 4. Once You're Preapproved - Don't Touch Your Credit! This mistake isn't really talked about often, though it's MASSIVELY important. After you have been pre-approved by your bank or lender, do NOT apply for any other credit of any sort. Don't apply for a new credit card, don't take out a personal loan, don't buy a car, just don't touch it! I've actually known someone who lost their house a week before closing because they bought a new car - and their real estate agent never warned them against it! The mortgage lender then denied their loan at the last minute, and they lost the house. The reason behind this is, when a mortgage company or bank is looking at your eligibility for a loan, they are looking at your debt to income ratio. If you skew that ratio by adding more debt (after being preapproved) it changes their calculations. Hence, no more loan. SO, don't touch that credit!Ā Ā 3. Do Not Skip Your Due-Diligance Never skip the small stuff. Get a home inspection. Make sure it's an inspector who pay's attention to detail. Is the home on city sewer or does it have a septic tank? When was the last time the tank was emptied and serviced? Make sure your home inspector checks the attic, the crawl space and all spaces in between. Expensive surprises are not fun when it comes to a new home purchase. During your Inspection period, don't skimp on the due diligance.Ā Ā 2. Never Work With a Listing Agent - Unless You're Listing a HouseĀ Why do I say this? ? Say you have your preapproval in hand, and you go on Zillow and find a house you want to see. There's that little button at the bottom of the page that puts you in touch with the agent listing the home, and it's awfuly tempting to click it. Don't. That's the listing agent. That person has fiduciary responsibility to their client, the seller. And that's it. They do not represent you and they do not have your best interests in mind. That brings us to number one on our list.Ā Ā 1. Find a Good Real Estate AgentĀ Having a buyers agent who represents you and your interests is the number one most important thing on this list. And, this is kind of a hidden secret that's open but no one really talks about it: the buyers agent is paid by the seller. You as a person who is buying a house and needing a real estate agent to help you with those negotiations, aren't paying for that real estate agent. The seller is. Buyers agents are paid through commisions, which are paid for by the seller when the house closes. It's also incredible tyo find a buyers agent who is willing to take the time to walk you through all of the steps of the home-buying process. For example: What are the different parts of a mortgage? What happens after the offer is accepted? What is earnest money? A good agent makes sure there are no unknowns and suprises in the process. High five!! There you have it folks! Don't make these ten mistakes and your house-hunting will hopefully go smashingly! Hi Guys and Gals! Today we are talking aboout what all is included in a mortgage payment and how much will it cost to live in in Warrensburg, Missouri?! Okay so, what is a mortgage payment? What are the different parts of your mortgage? There's actually four parts to your mortage payment - and these four parts can actually be broken down into an acronym called : P.I.T.I.Ā PrincipalĀ InterestĀ TaxesĀ InsuranceĀ To start, we'll talk about Pricipal. The Principal is the amount on your loan that you are paying monthly, which goes towards lowering the total amount you owe the bank for your house. For example, if you recieved a loan for $150,00. Your Principal amount would be $150,000.Ā Attached onto this is something called Amortization. And what that big fancy word means is that every month you make a payment on your mortgage, the amount that you're paying towards your Principal (the actual amount you owe the bank) goes up, and the amount of Interest you pay on that loan, goes down.Ā What is Interest?Ā Interest is basically just the amount you're paying to the bank to give you the loan in the first place. This percentage can vary from bank to bank and lender to lender depening on how the market is doing and what your credit looks like. Interest rates can be anywhere from 3.5% to 9%Ā (they vary quite a bit). They change and fluctuate from year to year. So eith Interest, you are paying a percentage on the total amount (Principal) the bank gave you to purchase your home. Moving on! Let's talk about Taxes. What are Real Estate Taxes? These are basically the taxes that you pay yearly, to own a home. These taxes go to things like the schools in the area and towards road and sidewalk maintenence etc, so they're not a terrible thing necessarily.Ā Real Estate Taxes usually go up very slightly every year. You can usually guage what you're paying the following year, based on the year before. With most mortgage payments - your taxes are added onto your mortgage payment (along with the insurance) and you make one big monthly payment to the bank every month. Then, at the end of the year, your bank pays the yearly taxes on your home.Ā Lastly, lets talk about Insurance. Insurance is required by the bank if you have a mortgage. If your home is fully paid off, Insurance is not required (though I HIGHLY recommend it). The reason behind why banks insist on Insurance is that if there's something like a fire, or a tornado etc.. you can get money from the Insurance company to rebuild your house and then keep paying on your mortgage (the money you owe the bank) essentially. They are shoring up their investment in you and your property.Ā Most of the time your insurance is part of your mortage payment and that goes directly to the bank (like for your taxes) - and then they pay the insurance company directly. You're moving to Warrensburg for a job or being transferred to Whiteman Air Force Base, and youāre thinking āWhere the heck is the post office?ā or āWhat are the daycares like in this town?ā. I can help you with that! Today weāre going to talk about the five easy steps I have for you for a stress-free move to Warrensburg, Missouri! Lets get to it! 1)Ā Local Government Agencies Thereās a good chance that when you move here from out of state (or from out of the country) you will need to get a new license. Our DMV is open Monday -Friday from 7:30am till 5pm. I absolutely recommend NOT going over the lunch hour or you will find yourself in line purgatory. Ā Ā Ā Ā Ā Ā Ā Ā Ā To get a new license you need to bring proof of identity (military ID or an ID from another state). You will also need a social security card and proof of a Missouri address. If you are moving here (and you know it ahead of time) and know what your new address will be ā send yourself some mail! Thatās the easiest way to get proof of address. Another option is to use a utility bill, though this could take longer to receive. If you donāt have an address ā call the local post office! Because you can set up a post office box, mail yourself something and use that at the DMV! Another great local government service (since Iām talking about local government services) is the Ā Johnson County Board of Services. If you have special needs or a disability (or have a child with special needs) I highly recommend reaching out to the Johnson County Board of Services here in Warrensburg. The ladies that work there are AMAZING and can help you with everything! From finding movers, to setting up transportation and extra funds ā they are here to help! 2) Utilities Ā When you buy a house here in Warrensburg ā your real estate agent should give you list of all of the Utility Companies that we have in the Burg ā and make sure you switch them all over into your name on the day of your closing, so you donāt show up to a dark, cold house! The electric company is called EVERGY. Ā The main trash service is Republic, but thereās also J&S Trash Service. Ā Ā Ā Ā Ā Ā Ā The natural gas company is called Spire. Ā The main internet provider is called Spectrum, but there are multiple to choose from. Ā Ā Iāve linked their websites to their names so you can easily get in touch with them if need be š Make sure your cell service and internet works with your current carrier! Sometimes, if youāre further out in the country, you may have to switch providers. This happened to my sister actually. She had AT&T, and when she ve her life! She switched pretty darn fast to T-Mobile and now she doesnāt have to go out into a field and wave her phone around to get service. Since I'm talking about necessities, I'm also going to list the grocery stores and pharmacies in town! We have Walmart and Hy-Vee for our big grocery stores. But we also have little corner stores like Meyerās Market. I LOVE Meyers Market!Ā It's locally owned by the Meyer family and they have a cute little selection of groceries, toys, clothes and candy. They ALSO have Boozy Ice Cream (!) that they make in-house. Yes, you read that right! Their ice cream is alcoholic and it tastes AMAZING. If you want a Whole Foods or a Trader Joeās youāre going to have to drive up to Lees Summit or Kansas City, which is about 45 minutes away. Thereās also a Costco in Independence! I LOVE Costco. I have a Costco problem. For pharmacies, we have CVS, Walgreens, and Summers Pharmacy (Walmart has a pharmacy as well). Itās good to note that none of these are 24-hour pharmacies. The closest 24-hour pharmacy is in Lees Summit or Sedalia, so plan ahead! My favorite pharmacy out of these four is Summers Pharmacy! They are locally owned, and they always go above and beyond for their customers. One time I had this prescription for my son and there was a mistake when it was sent to the pharmacy (so they couldnāt fill it). Well, they tracked the doctor down (he had already gone home for the day) and got him to resend the correct prescription so my son could get his medicine on time! They also have this flavor machine, where you can add flavors (like bubble gum or strawberry) to your kidās medicine! Makes life SO much easier. Ā 3) Schools and Daycares! Ā Here is the Warrensburg School Districtās physical address in town. You can go into this building and get them signed up for everything! You can also go online as well. Make sure as soon as you know that youāre moving, go online (or go in) and get them enrolled. Another SUPER important thing to do if you have small children, is get them on a waiting list for daycare! There are ten different daycares in this town, and they are all completely full, always. And have long waiting lists. I would call every single daycare on this list and put your child on the waitlist for ALL of them. That way, by the time you get here youāll have a spot! Ā Ā If youāre looking for an in-home daycare, a great resource is the local Warrensburg Babysitters Facebook group. You can post on there that you are looking for a sitter or an in-home daycare and youāll get quite a few responses! That group is where local caregivers post openings in their in-home daycares as well as openings for babysitting. Ā 4) Movers, Cleaners and Jobs Ā One thing that can really help when you get here is if you have movers that will come and take everything out of your moving van and put it in your house! I personally HATE moving, so itās worth a little bit of an expense to have someone do the heavy lifting. Theres a couple different options for this. You can go online and search for things like Warrensburg Movers, Move It Move It, or Carlyle Van Lines (just to name a few). You can hire someone to come in and move everything inside your house. It will cost anywhere from$200 - $2000 depending on how much stuff you have. You can also go on Facebook and check out a group called The Burg Work. You can join that group and post job openings! For example: I need four strong men on Saturday to help move furniture, pay is $15 per hour. Iāve posted openings and found people for lawn maintenance, handyman services and even someone to come put together a large doghouse! The Burg Work site on Facebook is a great resource to find inexpensive help! Another use for that Group is that most of the local businesses in town post their job openings on that page! So, if you are looking for work, thatās a good place to look! Another really great resource for work is the website - jobs.MO.gov. Ā 5) Find An Agent You Can Trust! Ā Last but not least! This is probably one of the most important things to think about when moving to Warrensburg, is find a really good Real Estate Agent to help you find the perfect house and show you the ins and outs of the town! Our market here in Warrensburg is amazing and super-fast-paced. Our real estate market runs on a 2ā4 year cycle. This is because people move here to go to college at the University of Central Missouri, or PCS to Whiteman Air Force Base for a new posting. Ā Then, after 2-4 years, they either graduate or PCS to a new base. What that means is thereās quite a bit of turnover in our town! Adding on to this (or really because of this) we also have steep rental rates. This all makes for an exciting, but competitive market! You really need an experienced agent to help you navigate the waters so to speak! My number one suggestion that I would give to people moving here, would be find a great agent who knows the market and who is on the ball and who can get you the exact house you want, for the price you want! If you're moving to Warrensburg or PCSing to Whiteman, Missouri, there are 10 things you need to know. And if you have kids, you'll definitely find #10 interesting. So, let's dive in! 1. The Layout If you've just been transferred to Warrensburg as a military officer, you probably don't even know where this town is! Well, that's understandable because it's not one of the major cities in the US. Warrensburg is on the west side of Missouri, 45 minutes southeast of Kansas City. It's also about an hour and a half from Columbia and Jeff City. So, if you're looking for that big city vibe, it doesn't hurt to drive down to any of these places. What's more, Warrensburg is a 3-hour drive from St. Louis. But the good news is that there's a direct train from Kansas City to St Louis. So if you don't want your butt to feel sore after driving for three hours, just hop on that train! Okay, right into Warrensburg! If you're thinking of buying a home in Warrensburg, there are two things you need to know. If you're going to be on the north side, you can take 50 Highway, and it's a straight shot to Whiteman, just about 15 minutes away. And if you'd be living in the southern part of Warrensburg, you can take the DD highway to Whiteman, which is also 15 minutes. That's important info if you're PCSing. You want to avoid the 13th corridor, which is Highway 13 on Maguire Street, because the traffic here is crazy. You can get stuck for hours. Ā 2. Schools One important thing to know when moving to Warrensburg is, what school district are you moving into? There are eight public schools and one private school in Warrensburg. That's three high schools, one middle school, and four elementary schools. And then there's one private Christian school that's everything put together: elementary, middle, and high. You'll love it in the Warrensburg School District, trust me. Ā 3. Sports If you're into sports, you'll love it here. There's great football, baseball, and soccer, and Warrensburg's #1 football team is The Chiefs! If you're a soccer fan, then you really should watch the KC Sporting team. The University of Central Missouri Mules is our local football team! Ā 4. Base Housing There are 890 family units inĀ Whiteman Airforce Base. The waitlist to get into base housing can take six months up to two years. So if you desire it, you better get on the wait list very early. However, poor maintenance and stringent pet issues are some things to deter you from staying there at all. There are some dog breeds forbidden there, including cho ws, pitbulls, American Staffordshire Terriers, and Bull Terriers, among others, are not allowed. So, that's pretty much something to worry about if you own a pet and are looking to move to the Whiteman family unit. If you're looking to live in Warrensburg for more than two years, buying a home is advisable. The return on investment in Warrensburg is really great, and you'll certainly make profits within a short time when you buy a home here. You don't gain any equity if you live in the base housing. Ā 5. NUCOR & Whiteman Growth NUCOR is a giant steel company building a 400-million-dollar plant in Sedalia. Sedalia is about 30 minutes away from Warrensburg and 15 mins away from Whiteman Air Force Base. Because of this, there's a lot of industrialization and development going on around that area. What's the point in all of this? It means you'll get a massive return on investment if you buy a house around this part of Warrensburg. The B21 bomber is also coming to Warrensburg soon, which would mean a tremendous influx of military personnel. That's good and bad! Bad because rents are going to skyrocket, and it's going to take a while to see a good vacant property to let. Good, because if you buy a home, you're going to be on the benefiting end. 6. High rent prices Let's face it, house rental in Warrensburg is on the high side. This is influenced by the presence of a University and an Airforce base. Rent in Warrensburg can cost between $650-$900 for a one-bedroom. A two-bedroom will cost about $850-$1,000. For a three-bedroom apartment, you'll be looking at $1,200 to $2,000. It's never going down, trust me. Only up, so the benefits of buying a home can never be overemphasized. Ā 7. New Construction So, can you build a home from scratch in Warrensburg? The simple answer is yes! It's more accessible than people think, and you can use your VA loan to construct a home in Warrensburg. There's a catch though; you can't use your VA loan to buy a stand-alone land. But you can use it to purchase a plot in a subdivision. Then assign the project to a builder, and then close on the house and the land all at once when the building is complete. You can't close on the land itself because that will create a cloudy title, which just won't work. If you want to build a home in Warrensburg, ensure you look for a realtor experienced in the process who knows all it takes to complete the process legitimately. The process takes time, though, so you want to start at least eight months before you arrive so you wouldn't have to live on expensive rent for a long time. Ā 8. Moving Your Pet to Warrensburg Without a Fence So, what do you do if you have pets, but the home you bought doesn't have a fence? You can build one using your VA loan as long as it meets all the necessary guidelines. The fencing company will create an invoice which you must present to your lender, who will then wrap it into the financing of the home. So when the house closes even before the fence is completed, there will be absolutely nothing to worry about. If you ever get into the situation where you have pets but move into a home in Warrensburg without a fence, just find a local Realtor who knows their stuff, and they'll handle the process for you. Ā 9. Pediatricians & Pharmacies If there's a baby on the way! Head to the labor and delivery group at Western Missouri Medical Center. They're amazing and will make the process more comforting than you could ever imagine. As for pediatricians, there are three: Building Blocks Pediatrics Whistle Stop Pediatric Landor If you're on the base housing, there are also some pediatricians there. So there's nothing to worry about if you're expecting childbirth while moving to Warrensburg. If your child is sick and there's a nasty medicine they have to swallow, take them to Summer's Pharmacy because they flavor all the kids' medicine there! For late-night emergencies, visit CVS, Walgreens, or Walmart Pharmacy, as they are all open late. However, none of them is open for 24 hours. If that's what you need, then you have to head to Lee's Summit or Independence. Ā 10. Daycare So, down to the last, most important thing you need to know if you're moving or PCSing to Whiteman and living in Warrensburg. If you have kids, you need to know there are ten daycare centers in Warrensburg, and they are always full. The waitlist ranges from three months to a year, so you want to hop on long before you arrive. Get on all ten of them so you can pick whichever spot opens up first! They're all really great daycares, so you just can't go wrong! Ā There you have it! 10 Things that you really need to know before you move here :) Have a safe trip!

We are going to go through: How much do utilities cost here? What's the cost of rent? What's the cost of living on base? We are going to talk about the three overarching things that you need to know about the cost of living in Warrensburg, Missouri. But first, let us consider the national average cost of living in Warrensburg compared to everywhere else in the United States.Ā National Average Cost of Living The national average is based on a score of what it costs to live in the United States, which is just set at 100. Warrensburg comes in at 81. Thankfully, for any folks who are PCS-ing here or moving here, it is definitely less expensive to live in Warrensburg (than say the East or West Coast) which is awesome! Per the national average, the cost of living in Warrensburg or the cost of renting or buying a house in Warrensburg is 22 percent below the national average. Utilities, on the other hand, are about the same. It's only half a percent below. If you are PCS-ing or moving from the West Coast or the East Coast there's a really good chance that living in Warrensburg is going to be less expensive for you.Ā #1 Utilities Number one on the list, when we are talking about the cost of living, is utilities. Utilities arenāt going to change necessarily if you are renting or buying. Iām just going to start off talking about my utilities since I know all about them. I live in about a 2,500-square-foot house built in the 1970s. The age of the house is important because the older the house, the less insulation you'll have and the more money you are going to spend on things like heating and cooling bills. I live in a 2,500-square-foot house with a family of six and my electric bill is around $250. I also really like my house to be kept at 68 degrees. Iām a little bit of a prima donna; 68 degrees in the winter and 68 degrees in the summer. I like it to be 68 degrees. So, if your house is older or newer you can probably chop off or add about 20 percent of that depending upon what type of house you have. Next, I spend about $50 on gas, $55 on water, $55 on sewer, $40 on the trash, and $75 on the internet monthly. That makes up about $540 total per month on utilities. Is this bad? Not terribly. It's not the worst nor the best but it's pretty much an average over the United States. For a typical starter home built in the 1990s, 1500 square feet, three bedrooms; the utilities for that are typically going to run about $350 a month. It just depends on what type of house you are living in or what type of apartment and how many people are living there and if you are insistent upon a certain temperature like me. #2 Rent Costs Now let's talk about the number two thing on my list which is rent costs. Rents in Warrensburg - it's kind of like the perfect storm. On one hand, the University of Central Missouri has lots of students trying to rent, and on the other hand, there are Whiteman troops that are getting out of the dorms that want to rent in town. Rents are high here and they are just high all the time. There's just not enough housing and lots of people wanting to rent. The rent for a one-bedroom or studio apartment is going to be between $600 and $950. The rent for a two-bedroom apartment is going to be between $950 and $1250 and then the rent for a three-bedroom apartment or a house is going to be between $1200 and $2000 a month. That's just to rent, you are not building any equity. You are just paying to live there. On top of that high rent cost, you are also paying your utilities which are between $300 and $350 per month depending on the size of your home. Renting is going to be 25 to 50 percent higher than a mortgage payment (which is a bit crazy!) but that's just how the marketĀ is in Warrensburg, Missouri. Lots of renters not a lot of rentals. #3 Buying Costs Now we are going to talk about buying a house because as I said before, renting in Warrensburg can be difficult because the prices are high and there are not a lot of rentals -Ā but buying can be really fun! For a single-family home that's about 1500 square feet (we are talking a starter home, 2-3 bedrooms, one or two baths), you are looking at about $175,000 - which breaks down to about $1000 a month for your mortgage. This is already cheaper than renting. However, if you are looking at a slightly larger home (say 3ā4-bedroom larger square footage, maybe with a garage or three bathrooms) you are looking at about $200,000 - $250,000 which breaks down to about $1300 per month. Still cheaper. If you move on to my personal favorite, which is thinking a little bit outside the box, a duplex. If you purchase a duplex, you are looking at a purchase price of around $300,000, which is going to have a mortgage payment of about $1500 per month. BUT, you can live on one side and then you rent out the other side and you have permanent cash flow! You can rent out that other side for about $1200 per month which almost completely pays for your mortgage. A very smart thing to think about for a family PCS-ing in or a single Airman moving off base. You have that amazing investment property as well that you can easily rent out or sell when you leave. There are quite a few duplexes here in Warrensburg, mainly because we are a town that has a military base and so many college students. So, if you find a good duplex jump on it. The last category we are talking about is a new construction home. Something a little larger probably - a four-bedroom three-bathroom house with a two-car garage in a top-tier subdivision. You know, the place where all the kids want to go trick-or-treating because they have full-size candy bars. You are looking at about $400,000 to purchase a home like that, which breaks down to about $2000 a month for your mortgage.Ā Conclusion There you go!
